A Rider University bachelors degree in Accounting w/a major in Finance. 40 plus years of real life experience in home construction, landscape construction, pool construction, property management, & design in previous categories. Multiple certifications & originally licensed at 19 years of age in 1979

I don’t sell, I guide, advise, look out for my clients’ best interest based on the unique circumstances incurred sharing my experiences; such as price points, expertise in negotiations & challenges mitigation. Each transaction is slightly different requiring specific tactics for a favorable outcome. History has a way of supplying guidance to accomodate changes in direction.

Accessibility & Availability

Being with you, as my client, from the moment we first meet till the day of your closing, and at times in the future for continued help. As long as I am available, I will respond to your questions and queries by immediately answering your call or a short text; I will get back to you. This is very important to curb any stress or anxiety you may be experiencing.

Research

With multiple industry search engines at our disposal, along with subscriptions to all the multiple listing services for Realtors, we have many avenues to help with researching property values and issues that may appear; along with our licensed team members of lawyers, lenders, inspectors, and contracors.

Strategy, Offer Prep, Negotiation

Each home purchase is similar, yet different. We discuss options, I offer opinions based on your desires & my 40+ years of experience, giving you the best possible information. We discuss direction of the seller & their agent to assess their position. The manner in which I interact with sellers agent allows me to assess an educated guess for offer presentation.

Managing the transaction

I guide, advise, look out for your best interests based on the uniques circumstances presented. Along with my licensed team partners take care of all the behind-the-scenes paperwork; keeping us all on track with our contract deadlines.

All parties will find a time to meet at the closing office (on the closing date agreed to in the contract or a change in date agreed upon by all parties) to sign all the closing documents. Typically, the sellers have signed their agreements and do not attend closing. I will be there representing you as my client. If you have obtained a lawyer, they will be there also in their office to close along with the title company "closer" who will go over all the documents with you, will get all signatures needed ¬tarize, then they will get the deed recorded and transferred with the county, supplying you with all copies.
